There is currently no public database showing which homeowners failed to pay previous contractors. Payment history is sensitive information, and creating an open database of homeowners would raise significant legal and privacy concerns.

Here’s what contractors use instead—and why every method has limitations.

Deposits

Deposits help reduce risk at the beginning of a project. But if payments stop halfway through the job, much of that money has already been spent on labor and materials.

Court Records

Court records may show whether a homeowner has been involved in a lawsuit. The problem is that many construction payment disputes never reach court. In many cases, the contractor simply absorbs the loss and moves on. Those situations never become part of the public record.

Mechanic’s Liens

A mechanic’s lien can sometimes help recover payment. But it doesn’t help before accepting the project. By the time a lien becomes relevant, the payment problem has already happened.

References and Word of Mouth

Personal recommendations can be valuable—but only if someone in your network has already worked on that property. Most of the time, nobody has.
