When a client tells you every previous contractor walked away from the project, or that every one of them was dishonest or incompetent — pay attention. There’s no perfect formula for reading a client. Most clients are good people who simply want their project completed correctly. 

However, there are certain warning signs and red flags that always make me pay closer attention.

When Previous Contractors Walked Away

One of those warning signs is when a client tells me that previous contractors walked away from the project before it was completed.

Of course, sometimes contractors make mistakes.

Sometimes they are unprofessional.

Sometimes they simply disappear.

But when I hear that multiple contractors have worked on the same project and none of them stayed until the end, I start asking more questions.

When Every Previous Contractor Was the Problem

Another situation is when a client spends most of the conversation explaining how bad previous contractors were.

Again, this does not automatically mean the client is the problem.

But when every previous contractor is described as dishonest, incompetent, or difficult, I try to understand the full history of the project before moving forward.

Looking Beyond the Estimate

These signs alone do not prove anything.

Most clients are honest and simply want quality work. In fact, most contractors have a list of good clients they’d gladly work for again.

But when several warning signs appear together, I pay closer attention.

Some of the most valuable information about a project is not found in the plans, drawings, estimates, or scope of work.

It is often found in the experiences of the contractors who worked there before.

Unfortunately, once a project ends, that experience usually disappears with the contractor.
